Corson Construction and Design is a detail oriented construction company and residential contractor located in Perry, GA. We focus on custom new home construction and custom residential remodeling.

OUR PROCESS

INTRODUCTION | CONSULTATION

We focus on providing a highly collaborative construction experience from start to finish. This process starts with an initial on-site consultation that determines the rough scope of the project and serves as an introduction to our team.

PROPOSAL

This stage in the process involves creating a detailed scope of work and an initial cost estimate for the project. Several budget options may also be presented to make sure your project will meet not only your financial needs, but also achieve your overall goals for the project. A rough project schedule will also be presented during this step, giving you an idea of the timeframe needed. During the proposal consultation, we will address any questions or changes to the project you may have. After an approved proposal we will continue into the formal design and pre-construction phase.

DESIGN | PRE-CONSTRUCTION

Design and pre-construction are integral to the success of a project. Therefore, we usually take several weeks to complete this phase, paying attention to every detail of the project. We typically separate the design and construction contracts to better serve your interests.

DESIGN AGREEMENT

We sign a design agreement for most of our projects. This allows us to create detailed drawings and plans as well as conceptual 3-D renderings of your proposed project. Detailed measurements of your home will be taken to create a CAD drawing of your project. After the existing floor plan is modeled, we spend hours re-designing your home or commercial space to better fit your needs. These drawings will be constantly refined throughout the design and construction phases and will eventually be used for construction. We also provide design services to customers as a stand-alone product for projects out of our construction service area.

CONSTRUCTION AGREEMENT

After you approve the design, budget, and scope of work for a project, we will sign a construction agreement and begin preliminary planning. This includes filing for necessary permits, reviewing and recommending product selections, and establishing a start date for the project. We will review the plans and specifications once again with you and begin ordering products as necessary to fulfill the timeline established.

CONSTRUCTION

Depending on the type of project, we will prepare the work site for construction in several different ways. For remodeling projects that focus on specific areas or rooms of an existing home we will isolate these rooms to protect the remainder of the home. Most of our projects begin with a demolition phase, so protection of non-construction areas is vitally important. Once construction begins, we will communicate in a variety of ways to keep our clients, trade contractors, suppliers, inspectors, and crew informed.

CHANGE ORDERS

Regardless of the amount of pre-construction planning, changes to the project are almost unavoidable. These changes usually come from hidden issues, building inspector requests, or changes to the scope of work by the client. When changes do occur, we strive to be as transparent as possible so that unexpected charges don’t appear at the end of a project. We accomplish this by change orders

PROJECT COMPLETION

The final phase of the project is always the most exciting, with all the finishing pieces coming together. The closeout phase of the project includes painting and trim out, to final inspection, certificate of occupancy and eventually handing over the finished project to our client. All our projects are meticulously cleaned before completion. We also will go over all applicable product warranties, manuals, and procedures for maintenance and operation. After the project is completed, we are constantly available to deal with any warranty or callback issues that may arise. We take great pride in quality craftmanship and attention to detail, and our client’s satisfaction is our highest goal.
